Description
The Pearl Island in Doha, Qatar, is a roughly four-square-kilometer manmade island. It is the first land in Qatar open to foreigners for freehold ownership. There are 27,000 inhabitants as of 2018.
The Pearl will generate about 32 kilometers of additional shoreline, to be used as a residential estate with an anticipated population of 45,000 people by 2018. The island is situated 350 meters offshore of Doha’s West Bay Lagoon, and was developed by United Development Company and designed by architectural and design company Callison. The business DEME Group finished construction of the artificial peninsula prior to the opening of the 2006 Asian Olympic Games in Doha. The project team included the renowned worldwide maritime expert engineer Jasper Verstreepen.
In 2004, when the idea was shown for the first time, the initial cost of building the island was estimated to be $2.5 billion.
Currently, it is expected that the project will cost $15 billion to complete.
The island was given the nickname “The Pearl” since it is being constructed on one of Qatar’s former main pearl diving spots. Prior to Japan’s introduction of cheaper, more inexpensive pearls immediately prior to Qatar’s oil boom, Qatar was one of Asia’s largest pearl dealers. Pearl Island serves as a symbol of Qatar’s long history in the pearl business. It is stated that The Pearl resembles a string of pearls.
Districts
Each of The Pearl’s twelve districts (also known as precincts) has its own architectural style. The districts are:
- Abraj Quartier, often known as “The Pearl Gateway Towers,” is mostly comprised of office and commercial space. It contains The Pearl’s five highest skyscrapers and the most opulent and costly flats, townhouses, and villas.
- As its name suggests, Beach Villas is a residential neighborhood with huge coastal villas. The architecture draws inspiration from French, Italian, and Spanish styles.
- Numerous beachfront houses in Costa Malaz are modeled after structures found on tropical islands. In the middle of Costa Malaz lies an islet where the Marsa Malaz Kempinski hotel is located.
- Floresta Gardens is a tiny community designed to resemble the Colosseum in Rome, with a big clubhouse serving as its focal point.
- Giardino Village is a residential neighborhood with homes ranging in size from 558 to 1,168 square meters and enclosed by a gate. This district contains a number of recreational and sporting venues.
- Isola Dana is a distinct chain of islets from the main chain. Large houses are planned for these islands in the future.
- La Plage South comprises of many housing complexes arranged in concentric circles.
- Up to 600,000 square feet of retail space may be found in Medina Centrale, which is predominantly a shopping district. There are also 538 residential apartments designed in the Mediterranean style.
- Perlita Gardens is distinguished by its lush areas and artificial lakes. It is located south of Medina Centrale and is a gated neighborhood.
- Porto Arabia serves as The Pearl’s principal port. Here you will find La Croisette, a 2.5 kilometre coastal promenade, as well as several mansions and restaurants.
- Qanat Quartier is styled after the Italian city of Venice; its buildings have Venetian architectural aspects, and the neighborhood contains multiple canals.
- The luxurious villas in Viva Bahriya are influenced by Moroccan architecture.
Attractions
Once building is complete, there will be more than 13 islands. The largest of the islands will offer a variety of luxury homes, flats, three five-star hotels, and over two million square meters of international shopping, dining, and entertainment venues. Eight more private islands will be for sale to individual owners, who may construct whatever they choose on them.
On December 3, 2011, the Central Authority Directorate (TCAD), which handles services such as property registration and resident permits, was inaugurated.
Restaurants

Hotels
Marsa Malaz Kempinski is The Pearl’s biggest hotel, set on its own islet. The hotel has 281 rooms as well as a 1,100 m2 ballroom and meeting areas. It offers a beach with water sports and swimming facilities, a 3,000 m2 spa, and tennis courts. The hotel provides boat cruises. The hotel houses seven restaurants.
Beach resorts
Nikki Beach Resort and Spa was supposed to be at the further end of Porto Arabia. The initial completion date was July 2012, however building was halted owing to an alcohol prohibition. There had been no improvement as of 2017. Taliamare Shore Club is located on the beach of Qanat Quartier. It first opened in 2017.
