Capital Fort

Capital Fort Business Center is a Class A office building in Sofia. It is Bulgaria’s highest structure, at 126 meters tall. It has 28 stories with a total floor space of 80,000 square meters (860,000 sq ft). The structure features two subterranean levels that function as parking areas for around 750 automobiles.

Tsarigradsko shose, one of Sofia’s biggest and busiest boulevards, is where the structure is situated. They create a cluster of high-rise structures with Sky Fort. The region is served by bus routes and the Sofia Metro Station Tsarigradsko shose.

WKK[citation required] created the concept design for Capital Fort while working at Atkins. The local architect of record is “A&A Architects” from Sofia, Bulgaria, who designed the majority of the Business Park Sofia buildings. Because Atkins designed the Burj Al Arab in Dubai, Capital Fort shares many of its exterior features with its iconic predecessor (itself completed in 1999). Fort Noks, the business behind 500 000 m2 of built-up area of Black Sea resort projects in the previous decade, is developing Capital Fort. Construction started on January 29, 2010, and the structure was completed in 2012. The worth was estimated to be between €60 and €80 million.

This mixed-use complex (Office, Retail, and Conference Facility) consists of a high-rise office building and an L-shaped low-rise office structure that sit on top of a podium that includes a variety of retail and conference facilities and is accessible by a magnificent atrium lobby. Offices occupy 24 of the building’s levels. Superior equipment and installations include 12 high-speed elevators in the high body, innovative HVAC technology, and a building management system that controls temperature, security, fire protection, and safety.

The Building Owners and Managers Association (BOMA) classifies office buildings into three types: Class A, Class B, and Class C. Capital Fort does not meet the criteria for a Class A office building due to its 717 parking spots. A parking spot is required for every 100 m2 of gross floor area (GFA). The building’s gross floor area is 80 795 m2, which necessitates 808 Class A parking spots – 91 more than are presently available. Another source claims just 40 000 m2 of (likely) GFA, citing “efficient open-space” of 1 150 m2 per level (also listed there), for a total of 32 200 m2, indicating that Capital Fort meets Class A standards for parking spots. The structure is not only an office building; it also has retail and convention facilities.
